Browser-based

Enter home price, mortgage terms, monthly rent, and comparison period to estimate total renting cost versus net buying cost including equity, maintenance, taxes, and appreciation.

How to use this tool

Enter home price, down payment, mortgage rate and term, current monthly rent, comparison years, appreciation, rent increases, maintenance percent, and annual tax and insurance. Calculate to see net rent cost, net buy cost, and which option costs less over the period.

Worked example

Example: a $400,000 home with $80,000 down, 6.5% rate, 30-year term, $2,200 rent, and a 7-year comparison at 3% appreciation often shows buying ahead when equity growth offsets mortgage and carrying costs.

How it works

Projects renting and buying costs over your chosen comparison period. Buying includes down payment, mortgage principal and interest, property tax, insurance, and maintenance while tracking loan balance and home appreciation. Renting applies annual rent increases. Net cost subtracts ending home equity from total buying out-of-pocket so you can compare the two paths.
