How to use this tool

Choose Conventional or FHA. Enter home price, loan amount, annual PMI/MIP rate, mortgage rate, term, and appreciation. For FHA, set upfront MIP % and whether it is financed.

Worked example

A $400,000 home with a $360,000 loan at 0.5% conventional PMI typically shows ~$150/month until LTV hits 80%. FHA with 1.75% upfront MIP financed raises the balance and keeps monthly MIP without an 80% cancel in this model.

How it works

Conventional mode estimates monthly PMI and walks amortization with home appreciation to find when LTV reaches 80%. FHA mode adds upfront MIP (% of loan, optionally financed) plus annual MIP, and does not auto-cancel at 80% LTV.
